Agile Remodeling Handyman LLC offers no-nonsense, clear price details in writing. We do not try to be the cheapest bidder but we aim to provide great value for our customers.

People often find the lowest bidder cannot complete a project to their satisfaction. Sometimes we get called to finish or repair another contractor’s project. This usually ends up costing a lot more than if it was done right in the first place.

If you get a low price, be careful that it covers everything that you expect. Some contractors intentionally leave out of the contract some work that will be required to complete the project. Then they issue surprise change orders to get the customer to pay more money.

It is good to save money, just be cautious about how you try to save, or you could end up paying more than you expect, losing time, and being disappointed with the service and product.

Agile Remodeling Handyman LLC is based in Kenmore, WA 98028, and is your source for quick, affordable, and high quality results around N. We may consider serving a customer outside this area for an additional fee.

By primarily serving customers in our local area, we are able to maximize productivity and minimize costs. Also, by serving a select few customers, we are able to provide them with excellent service and great value.

Pricing Types

Depending on the situation, different pricing types may be appropriate. The most common are:

  • Exact quote of a fixed price (a.k.a. lump-sum or flat-rate) for a clearly defined scope of work. This arrangement is preferred by most contractors and customers, as it typically includes everything at a guaranteed price. Detailed plans and specifications may be required to determine an exact price for a project.
  • Rough estimate of time and materials to be billed according to use, at agreed rates and markups. This is often used for handyman tasks, additional work, or even some big custom design-build projects. This arrangement allows the project to start quickly with flexibility for a scope of work that might not be completely defined.

Time and Materials Rates

The regular hourly rate for Cole Chesnut’s work is $125. Minimum charge is $500 + the cost of materials.

Materials (and time to procure them) are billed in addition to the hourly rate. Other fees (subcontractors, heavy equipment, design, permit, travel, parking, etc.) may also be billed as applicable. 

Increased rates and additional charges may apply for emergency service, work outside of regular business hours (Mon-Fri 7am-7pm), on weekends or holidays, and for high-risk activities.

If applicable, basic labor (hired for a long-term project) might cost less. Specialties (plumber, electrician, etc.) cost more.

Local sales tax is additional.

Cole may be able to provide urgent service (same day or next day) in the local area around Kenmore.

Estimates

If the work is in my service area, clearly defined, something that I’m familiar with and interested in doing, I may give you an estimate by phone or email. Then if you want to proceed, I can make an appointment to meet you, have a look at the potential work, and confirm the details and prices.

If you need help defining, designing, detailing, and so on, then that would require a paid consultation (see details in the Paid Consultations section below).

How It Works

I can send you an estimate by text or email. Depending on the situation, it might be a project with one price or a list of items that you can choose from. You can click a button to accept the estimate and sign the contract online.

Payments

Down Payment

In most cases, a down payment is required to schedule the work. That’s often at least the minimum charge plus materials and other expenses that would be incurred for the trip.

Progress Payments

Progress payments depend on the size and scope of a project. Typically for handyman work or a small project, I bill at the end of each day with payment due before I start work the following day. Typically for a large project, progress payments may be based on scheduled phases, milestones, or percentages completed.

Late Payment

No tolerance for late payments. A late payment causes progress to stop, then another customer takes priority and moves up in the schedule. I typically will complete another customer’s project before I go back to a late paying customer. In some cases, I will cancel completion and refuse to work for a late paying customer again.

Payment Types

Payments can be made with cash, check, ACH transfer, or credit/debit card.

We may provide free estimates of costs for some simple projects, but we do not provide free consultations.

Customers seeking design assistance, project planning, value engineering, or other professional services, should pay for consultation. Professional consultations help customers get more value out of their projects and often pay returns on investment.

A professionally detailed, written estimate for a project may be provided for a fee. The fee for such an estimate depends on the proposed scope of work, if itemization is required, and required level of detail. In some cases, design drawings, engineering, permits, and other considerations are necessary, which incur additional costs.

All of these come with costs and benefits, which vary per customer and project requirements:

  • Thorough written scope of work, organized per industry standards
  • Detailed design drawings (permit ready, or equivalent standard)
  • Exact specifications of manufactured products
  • Itemized lists and corresponding prices
  • Exact quotation of total project cost

The better a customer is prepared with such items before starting a complex project, the more likely a successful outcome will be achieved.

He gave us the quotation with plumber service charge to begin with and when he found that it was not, he adjusted the charge for us. His work was very neat. He had to cut holes in drywall and ceiling for inspection and he fixed it neatly. It's hard to tell that the wall and ceiling were cut. Plus, before starting his work, he covered our furniture, hardwood floor and carpet nicely and also his cleanup.
